Notes on Moroccan Mortgages

Morocco was once a French colony and still has close ties to the country, so it is unsurprising that buying property in Morocco is very similar to the process of buying property in France.

A preliminary contract is drawn up as soon as you have made an offer and the homeowner accepts it. This type of contract is called “Compris de Vente” and it is the custom to make a down payment of ten percent at this time. Provided the Compromis de Vente is protected by the proper clauses at the time of signature by both buyer and seller, the deposit is refundable. A contract will usually include a clause that the purchase will be conditional on obtaining a mortgage; this makes it necessary for you to include an “escape” clause in the event that a mortgage cannot be obtained.

Generally, mortgages are offered for terms of fifteen years. This can be extended to 25 years, but it will be accompanied by a much higher interest rate. The first six months of the mortgage are interest-only, but different terms apply for the remainder of the term. Since the application process is such a burden in Morocco, and bank staffs are so inexperienced, arranging a mortgage with professional help is strongly advised.

Auto-Pilot Link Building Strategy for Content-Sites

OK, this is what I consider a very effective method to get people to link to you without you having to ask them to do so. The best part is that, people will link to you for your most targeted keyword.

I happen to discover this method after seeing the results that I get on one of my website. I don’t have any particular reason for doing it that way on my website, but it seems to work like magic.

Sometimes, I search for people who are linking to me by looking at my referrers. You can also do that by checking your website statistics.

Sometimes, I do a link popularity check at MarketLeap.com.

And to my surprise, I realized that when I visited those websites, they are linking to me using my most targeted keywords.

My Keyword

That is how people are linking to me. And the result, I am ranked number 1 against 2 million websites on Yahoo and MSN. And this is for a keyword that has about 2000 searches per month.

But just how do you go about doing this?

You are about to know the little-known-secret-steps to getting more link partners with your most targeted keyword.

But before I go into that, I just would like to make some statements about this method.

Some people may like this method and some might not. There are pros and cons. I don’t really know if this will suit well for business or corporate websites. All these while, I have only used them for content-sites promoting affiliate programs and Adsense, which is I think is most suitable.

If you are thinking about building a passive income with Adsense and affiliate programs, then you should read this.

First, you should do a keyword analysis. You can use WordTracker or Overture Keyword Selector Tool.

http://www.wordtracker.com/

http://inventory.overture.com/

After having your list of keywords, you can compare that to the number of competitions that you against with on Google.

By comparing the numbers, you know which is easier to optimize for. And you can also try checking the popular keywords at Search Guild Search Term Difficult Checker.

http://www.searchguild.com/cgi-bin/difficulty.pl

Another tool that you can use is NicheBot.com.

http://www.nichebot.com

Don’t get trapped into the analysis-paralysis zone. Just follow the indicators and look for the most popular and the easiest keyword that you can rank for.

I know that you want to rank for more than one keyword, but just follow me on this and select one keyword that has high in traffic and easy to optimize for.

Now, here’s the secret number one. You are going to name your website with that keyword. If your best keyword is “Growing Orchids”, then that’s is going to be your website’s name.

Here’s secret number two. Get a domain that has that keyword in it. If you can’t get “growingorchids.com” or “growing-orchids.com“, you can try the dot-net (.net). And if you still can’t get the dot-net, you can add some numbers in front of the keyword like “1-growing-orhids.com“. You should be able to get either one of those.

Here’s secret number three. In every page of you website, use the keyword in your . For your main page, you should have something like this.

Growing Orchids – Definitive Guide To Orchid Growing and Care

And on other pages, you can have something like this.

Growing Orchids – Dendrium Orchids

Growing Orchids – Ochid Diseases

Growing Orchids – Watering Ochids

Growing Orchids – Lighting for Orchids

The examples above is where you combine the first keyword with another keyword that you are targeting specifically for that page.

Secret number four is optional. Sometimes it still works without the next step. But implementing secret number four will put your website on steroid in your link building effort.

Here’s secret number four. You should install a reciprocal link script. This is a script where people can submit their link to you after linking to your website. The link will take care of checking the link from the other person’s website and putting a link back to your new link partner.

And now, this is secret number five. You should have a link that says “Add URL” or “Add Link” to your link script. There times when people will search the web for something like this.

growing orchids “add link”

growing orchids “add url”

These people are looking for your website. By putting the link “Add Link” or “Add URL”, you are telling the search engine that you have a link page. This way, link partners can find you more easily.

Of course, you can always do this manually. But that will beats the purpose of trying to make everything autopilot. And once in a while, you can check and see where you website links to. If you want to remove any, just do so.

Now, what is the result of all these? Well, by naming your website with the targeted keyword and having a domain name using that keyword, link partners have no options but to link to your website using that keyword.

And since the keyword is your website’s name, there’s nothing wrong with having the name of your website on all pages.

Some people might just link to you without you even asking. And most of the times, they would link to you using the text you use in the . When that happens, you are still linked with your most targeted keyword.

If you rank well later in the search engines, you can aslo expect to get links from websites built using Traffic Equalizer or Traffic Hurricane.

http://www.trafficequalizer.com

http://www.traffichurricane.com

No matter which page they link to, they will always link to you using your most targeted keyword – “Growing Orchids”. And at the same time, you are still targeting your secondary keywords like “orchid diseases”, “orchid care” or “orchid greenhouse” because you have that in the as well.

I have been using this method and it works pretty well for me. I am sure people will have their opinion on this whether this is good or this is bad. Some people don’t like it not having control over who links to them. But I guess, it boils down to you. It’s your choice.

For me, this is great for content-sites working with Adsense and affiliate progams. This is the method that I use on my computer case website, airsoft website and my paintball website.

You can give this a try and see how thing goes.

Antispam Protection

Antispam email accounts

Spam has evolved through the proliferation of e-mail accounts and Internet worldwide. Since mailing e-mails is free and easy, sending spam in the form of unsolicited e- mails to multiple recipients advertising a service or product is on the rise. However, spamming is recognized as a hindrance and annoyance by many and so finding ways to eliminate spam altogether, or at least block it, is a main effort of many. Yet, fighting spam is difficult because spammers have created their own computer world of host computers and methods for spamming e-mail accounts. So, if you want to fight spam you have to be diligent and creative.

One of the first things you should do if you have not already is to set up filters on your computer. These filters will block certain e-mail addresses from entering your inbox and will help you eliminate spam. However, if you block all e-mail addresses from a certain web site then you will also be eliminating any legitimate e-mails that might originate from that web site. However, because of the issue of spam web sites are dividing into two groups, more or less, those that support spam and those that do not. So, if you are receiving spam from a web site and you block that address you will likely be blocking just spam.

You can fight spam by writing to the web site, from a different e-mail address of course, and informing them that they are supporting spammers. If the company is real and fighting spam they will likely thank you for writing and want additional information in order to eliminate the spam from their web site. However, if the web site is a spam supporter then you will likely not receive a response and simply become a victim of their spamming again. So, be careful how you inform these companies they are supporting spam.

They might take any number of actions depending on the type of site they are. If it is a real site then they will likely welcome the information and may ask you to provide additional information in order for them to properly deal with the situation. If it is a spam friendly site you are writing to then they will either ignore your e-mail or simply add your e-mail address to their spam list. Also, sometimes the web site you are writing to is simply being exploited by the spammer and has no idea what is going on. Inform them they are being exploited and need to reconfigure their e-mail server in order to block spammers from using their e-mail as a host.

Another tip is to never respond to spam e-mail. By doing this you will simply be confirming that your e-mail address exists and you will begin receiving more e-mail. So, block the e-mail address rather than replying to it asking to be removed.

Finally, take care when visiting web sites that promise to remove your address from spam sites. More often than not these web sites are owned by spammers and they simply steal your e-mail address and send you more spam! The only way to get rid of spam is to fight it daily and even write to your congressional representative to bring the problem of spam into the political light.

Five Secrets to “Thinking on Your Feet”

Learn how to think on your feet and give clear, concise answers under pressure.

Many times we are put into situations where we are asked a question and need to give an answer on the spot, or “think on your feet.” It could be a sales or customer service situation, your manager asking you for a progress report, a request for your ideas on a new community project, or a job interview.

During these times we can feel the pressure. Our heart begins to race, we start to sweat, we feel our knees knocking, or we want to hide under a rock. This is because sometimes the answer we give could mean that big sale, the customer being satisfied, a promotion or raise, or that dream job.

The following are five secrets to help you master your “thinking on your feet” skills:

  1. Listen
Many times when we are in a high pressure situation where we are so nervous we really don’t hear the actual question. Been there, done that. To make sure we understand the question and give the right answer do the following:

    • Breathe slower (Benefit: Relaxes body and mind).

    • Look directly at the questioner. (Benefit: Increases comprehension.)

    • Ask questions (Benefit: increases clarity and shows you are listening).

  1. Pause to Organize
It is okay to pause. Pause to gather your thoughts. When you pause you look and sound poised and in control. Remember, there is power in silence.

  1. Repeat the Question
    This has several benefits:

    • Buys you time to think.

    • Communicates a complete piece of information.

    • Allows you to take control of the question by rephrasing the question to a more positive light if needed.

    • Enables everyone, if in a public setting, to hear the question.

  1. Focus on One Main Point and Support It
The number one reason why we sometimes freeze up when asked to think on our feet is because we have so many ideas running around in our minds. We don’t know which idea to mention.

Here’s the solution: Go with the first idea that comes to mind and say it. By sticking with that one point you can focus on two or three supporting points. You sound more direct and confident when giving your answer.

  1. Summarize and Stop (SAS)
End your answer with some SAS (Summarize and Stop). Give your answer, summarize, and stop. Don’t apologize and don’t ramble on beyond the finish. Try this trick: repeat the essence of the question. For example, you may be asked, “Why did you stop the project?” In your summary you might say, “And that’s why we decided to start another project.” Then stop.

Give your answer, let them know the end is near by saying:

    “In summary…”
    “In conclusion…”

    Then simply stop. Remember SAS.

Apply these techniques so that you can become a master at “thinking on your feet” and give great answers. You can practice these skills by joining Toastmasters. In their meetings they have an exercise called “table topics,” in which you can practice this skill in a supportive environment

Internet Marketing Tools & Tips for free

This article will show you the importance of link popularity and how to improve your webpage’s
link popularity utilizing a few different techniques.

Link popularity simply is the number of links that point to a webpage and is a crucial factor
used by almost all of the search engines to rank websites.

Link Popularity importance

With the every increasingly popularity of Google, web site owners marketing efforts have had to change to accommodate what Google is looking for in a quality site. One way to prove that you have a quality site has been with link popularity. Good quality incoming links
coupled with good quality page content will bring highly targeted traffic, and a lot of it. Just keep in mind that quality is key. The saying less is more really applies here. Just because your website has five hundred incoming links doesn’t mean that they are all relevant. Ensure that the links you are getting are relevant to the content that your page is offering. This is extremely important.

Tips to Improving link Popularity

1. Directory Listings: Ensure your site is listed in the Open Directory Project (ODP)
and also in Yahoo’s Business Express ($299 yearly) and LookSmart Express Submit ($299) or Basic Submit ($149). Directory listings boost popularity because they rely on human editors, known to only select relevant websites. You may also try searching for other directories to submit to. Do a search for “search engine directories”.

2. Cross Linking:
Or you may hear it referred to as internal linking. Make sure you cross link your important related pages. This
technique tells the search engines that these are the more important pages within your website therefore they will increase in ranking. Cross linking your pages also helps the search engines find and index your most important pages quicker, especially if you have hundreds of pages and some of them are four and five levels deep. Internal linking is a great way to increase the amount of keywords in your visual text links.

3. Publish articles: Write up some informative articles your audience is interested in, then submit these articles to online publications in your industry. Provide a brief bio which includes your web sites URL and make a condition that the article must be published intact with your bio. Over a short period of time you should gather some quality links.

4. Request Links:
Open up an Excel spreadsheet and list all of the possible linking partners that you have gathered. Now that you have a list of possible link partners put a link on your site to their site and then email each site owner telling them that you’ve linked to them and respectfully ask them to link back to you in return. You would be surprised by the amount of response
you get. Make it as easy as possible for the other site to link to you. I’ve found a that actually providing a form so the site owner can just copy and paste your link code into their site makes linking to you extremely easy. This can save a lot email-tag for the both of you.

Two Important Factors

There are essentially two important factors in increasing your webpage’s link popularity. Studies have shown that the quality of the link is just as important as the number of incoming links to your site.

1. Quality of link – Link popularity will skyrocket when popular sites link you such as Yahoo and the Open Directory Project (ODP). These sites are considered authoritive sites and receive a high amount of traffic. Also, you should concentrate on getting links from major search engines such as Google, MSN, and also sites that relate to your sites theme/content. Most search engines will see your website in a much higher light if you have a incoming link from a major search engine, thus greatly increasing free search engine traffic.

Try to find websites that link to your competition. This does a couple of things for you. First and utmost you know that links to your competition usually will be relevant and on topic. Also, this will greatly reduce the amount of time you have to invest in finding incoming links.
Finding sites that link to your competition is actually quit easy. Try typing “link” and then the competitors domain name like this:

“link:www.competitors-domain.com.

Another technique in finding quality links is by finding sites that offer site submissions. Go to Google and type in:

“add url” “your keyword phrase”

Also try replacing, “add url” with any other these search phrases::

add site, add link, add a url, add a site, add a link, submit url, submit site, submit link, submit a url, submit a site, submit a link.

2. Keywords in Link

Another very important factor is the keyword being used to link to your site. When asking a site owner to link to your site make sure that you ask them to link with the keyword that you are optimizing that page for. Keywords are very important in determining the relevancy of your webpage so
ensure that they are sprinkled throughout them as well.

Nearly 25 percent of the #1 web pages on Google result pages used the queried keyword in link texts.
For example, if the keyword is “computers”, the following link text contains the keyword once:

Computers

Nearly one out of four web pages is a very high number so it looks like Google ranks web pages higher if they contain keywords in their link texts.

BONUS:

Search engines especially Google pay very close attention to the title of a webpage. Therefore it is imperative that you name the pages title using the same keyword phrase that you are optimizing it for. Example: Let’s say you have a page dedicated to “Norman Rockwell”. You would not only want visual keyword links within the page, but also as the title of the page.

Conclusion

Link popularity should be a vital part of your search engine optimization strategies. Ensure that you follow your link popularity plan and never waver from it. You will be thanking yourself when you do and so will Google!

If you would like to automate your link building efforts, I recommend using a link management tool such as Arelis. It will save much time, I know it has for me :)

Offshore Outsourcing Creates 24 Hour Work Day

Increasingly firms are embracing offshore outsourcing in nations spread throughout time zones, enabling them to offer clientele around the clock services without having to pay staff to work overnight or overtime shifts. This has in many cases, changed the nature of management, however. Whereas before outsourcing, managers might be expected to supervise work late into the evening on occasion, that has become the norm for many managers in more globally integrated firms. Conference calls at 11 pm or midnight US time allow US workers and their Indian counterparts to converse directly rather than having to rely solely upon messages. Some industry analysts worry, however, about the effects these changes will have on long-term employee satisfaction and performance. HoustonChronicle.com Reports:

“It’s definitely a case of work creep everyone in this industry is working harder right now because of e-mail, wireless access and globalization,” said Christopher Lockhead, chief marketing officer of Mercury Interactive Inc., a Mountain View-based consulting firm in 35 countries, including Israel, where Sunday is a normal working day.

“You can’t even get a rest on the weekend,” Lockhead said from his cell phone in the Dallas airport after sales meetings in Mexico. “The reality is that when you do business globally, somebody working for you is always on the clock.”

How To Unleash Your Own Viral Marketing Campaign

One of the e-marketing topics least written about is viral
marketing. Yet it is one of the most successful e-marketing
methods used today!

In this article, I will discuss the various forms of viral
marketing (VM) being used online. I will also provide examples of
each form of VM and how you can use it.

VM #1. Word-Of-Mouth

The most common implementation of word-of-mouth VM are the “Tell
A Friend” or “Recommend This To A Friend” forms on most
websites.

Usage rate differs from site to site. For some entertainment
sites, the usage of tell-a-friend forms can be very high. Yet
for other large content sites, the usage may be insignificant.

The usage rate depends a lot on the kind of content being
recommended and the user group.

However this form of VM can be cheaply and quickly implemented
and its efficacy can be enhanced with a contest or lucky draw.

There are a number of free tell-a-friend service providers
online. For a list of them, go to
http://www.internetmarketingfocus.com o.cgi?l=a010p1

VM #2. Pass-It-On

This is a popular activity for most email users – be it
corporate, home or academic account holders.

When we receive attachments of funny pictures or cool Flash
games, we usually forward them to friends. And they in turn
forward the attachments to their contacts.

The snowball effect can create a distribution channel easily
reaching hundreds of people within a few hours – from just one
original email.

Here’s how you can implement pass-it-on VM:

Create a fun game using Macromedia Flash and send it out to
contacts in your address book. Include your website URL within
the Flash program and invite people to click to your site.

Also make it available for download on your website .. and watch
it spread virally!

If you want to track statistics such as the rate of infection,
you can always include a 1×1 GIF or other e-tracking mechanism.

For pass-it-on VM to succeed, you have to create something that
people will want to share with others.

Other pass-it-on VM media include PowerPoint slides, fun graphics
and small utility programs. Check out some pass-it-on VM examples
at http://www.madblast.com

VM #3. Service-based

The most successful service-based VM pioneer is Hotmail. They
started with little promotion but grew phenomenally using a
little tag line that they included at the bottom of every email
sent out. The tag line included a short teaser and their website
URL.

Now imagine the number of emails that are sent out daily and how
those emails help Hotmail get more new users – which in turn
result in even more emails sent out!

The next example is Blue Mountain e-greeting cards. When someone
sends an e-card using Blue Mountain, the recipient has to go to
Blue Mountain’s site to view it – bringing in another
potential user who will send out more e-cards.

One more example: BraveNet Web Services. BraveNet provides
webmasters with tools such as guestbooks, forums, polls and
email forms.

When people use a BraveNet guestbook on a member site, they are
exposed to BraveNet’s advertisements – inviting them to sign up
for a BraveNet service.

If you own a service-based site, you should seriously consider
implementing VM to grow your site. Start brainstorming for ideas!

Which Type Of VM Should You Implement?

Choose one that complements the nature of your business and
website. If you sell designer handbags, try doing a fun Flash
game that quiz users on different brands of designer handbags.
Be bold, creative and original!
